Pros & Cons of Buying a New or Older Home

Many people are unsure of where to start when looking to buy a home. While many things need to be taken into consideration, possibly the first thing you should decide is whether to buy a new home or an older one. You may think it would be less expensive to buy an older home but this isn’t always the case. Older homes were often built using stronger, more expensive materials and on bigger lots. New home developments have smaller lots; the homes are built faster and with different materials. There are pros and cons to buying both new and older homes, here are some more examples.

Location is something to consider when buying a home. If you have children you’ll want to be near a school, and parks or playgrounds may be important to you as well. The newer the development the farther away from the central city or downtown it will be so you may need to commute to reach these places. Old houses will be closer to the downtown area making travel time shorter.

New construction homes often employ more efficient, innovative uses of square footage and property, and with lower construction costs you can get a lot more home for your money. However older homes may have finished basements providing more ready living area, as well as enhanced amenities such as hardwood floors, built ins and other decorative features. The lots around older homes are often much larger than lots in new developments, so if a yard is important to you older properties may be a better fit.

If contracting for the construction of a new home your options for customization can be much greater. The availability to pick your own color schemes, flooring, kitchen cabinets, appliances, custom wiring for TV’s, computers, phones and speakers, etc., as well as have more upgrade options are all potential benefits of new construction. Modern features like extra-large closets, larger bedrooms and extra-large bathrooms and tubs are also common to newer homes and ground-up construction. When it comes to older homes, you rely largely on the previous resident’s tastes, unless you plan to invest thousands into remodeling and rewiring.

The Rochestermn.gov website has an impressive list of local recreational venues. Included are; 81 playground areas, 15 picnic shelters, one indoor and two outdoor pools, a beach, 36 tennis courts, 34 horseshoe courts, 54 ball diamonds, 37 football/soccer fields, 15 basketball courts, two dog parks, 19 sand volleyball courts, two archery ranges, two disk golf courses, two garden plot sites, three groomed cross country ski trails, nine outdoor hockey rinks and six indoor hockey rinks. With so many venues available you are sure to find recreational opportunities near you.

A standout among the local parks is Rochester’s Quarry Hill Park and Nature Center. Quarry Hill is a 320-acre park in Rochester that features, among other things, paved hiking trails, a pond, and a historic man-made sandstone cave. The Quarry has some of the most beautiful scenery available in the city as well as a nature center and friendly staff that offer year-round classes, day camps, trips, and other activities. Rochester’s parks and recreation department works with a number of private organizations to provide many recreational opportunities. Year round in Rochester you can participate in or watch a variety of sports. On offer, within their seasons, are soccer, baseball, football, hockey, lacrosse, softball, disk golf, volleyball, golf, swimming, diving, skating, horseshoes, and many more.

Rochester’s trail system is extensive and well maintained. These trails are a convenient way to enjoy some physical activity like inline-skating, biking, running and walking. The more than 85 miles of trail are bituminous or concrete surfaced and are open for pedestrian, bike, inline skate, wheelchair, and stroller use. Trail maps are available from the Park and Recreation Department in City Hall.

Historic Mansions in Rochester Minnesota

Rochester Minnesota is the home of the world-renowned Mayo Clinic, and continues to offer visitors and residents alike views of the beautiful mansions in which lived Dr. Charles H. Mayo and Dr. Henry S. Plummer, co-founders of the Clinic.

The Mayowood Estate
This lovely 38-room mansion was built during the years 1910 and 1911 by Dr. Charles Mayo. Built from stone, reinforced concrete and tile, a great deal of the home’s design came from the imagination of Dr. Mayo himself. Surrounding the house with ornamental gardens, influenced by European and Japanese gardens, the estate became known as Mayowood. The mansion had its own source of electricity when Dr. Mayo had the nearby Zumbro River dammed to create a lake and to generate electrical power.

The Plummer House
Originally called Quarry Hill, this magnificent 49-room English Tudor was built by Dr. Henry Stanley Plummer on a 65-acre estate. The grounds also held a water tower, garage, greenhouse and gazebo. Incorporated into the Plummer House were some devices that were considered quite revolutionary for their time. The home had its own water tower, the first gas furnace in Rochester MN, as well as a heated swimming pool, a garage door opener, gas cooking, and a central vacuum cleaning system.

Second Quarter Home Sales
Second quarter sales of single family homes in Rochester were
$109,065,877. This represents a decrease of one percent
($110,126,759) over second quarter 2009 and a 22 percent
($133,200,435) decrease over second quarter 2008.
The average home in Rochester sold for $175,347 during the second
quarter of 2009 and the median sale price was $151,250. There
were 622 units sold during the second quarter. The average time on
the market was 111 days.
